SPC vs LVT vs WPC: Which Vinyl Flooring Is Right for a Dubai Home?

SPC, LVT and WPC are all vinyl floors, but their cores behave very differently. Here is how they compare on dents, comfort, tiles and Dubai heat.

By BestFloor team15 October 2026

SPC, LVT and WPC are all vinyl floors with a printed design and a clear wear layer on top. The difference is the core: SPC has a rigid stone plastic core, WPC has a foamed core, and LVT is a thin, flexible plank with no rigid core at all. For most Dubai homes being upgraded over existing tiles, SPC is the most practical of the three because it is rigid, dense and dent resistant. WPC is softer and quieter, and LVT suits perfectly flat floors.

The names get used loosely in Dubai showrooms, and many quotes just say "vinyl". Knowing what sits inside the plank helps you compare quotes properly.

What does each name mean?

SPC stands for stone plastic composite, WPC for wood plastic composite (in practice a foamed PVC core), and LVT for luxury vinyl tile. SPC and WPC are both "rigid core" products that click together. LVT is the older, flexible format.

  • SPC: a core of limestone powder and PVC, pressed into a thin, hard board.
  • WPC: a thicker core of foamed PVC, often with additives, lighter and softer.
  • LVT: layers of vinyl only, thin and bendy, usually glued down or in a click version.

Floor Daily, an industry publication, sums up the core difference: SPC cores are up to 75% limestone and contain no foaming agents, which makes them denser and more dent resistant, while WPC's foamed core is softer, warmer and quieter underfoot (Floor Daily).

Dents and heavy furniture

SPC resists dents best of the three because its dense mineral core does not compress easily. WPC and LVT are softer and can mark under point loads. In Dubai villas with heavy dining tables, kitchen islands on legs, pianos or gym equipment, this matters.

Felt pads and furniture cups still help on any floor. The thicker the wear layer, the better the surface resists scratches, but dent resistance comes mostly from the core.

Over existing tiles: the Dubai test

Most Dubai flooring upgrades go over existing porcelain or ceramic tiles, and here rigidity is the deciding factor. A rigid SPC plank spans grout lines and minor dips. A flexible LVT plank follows the surface below, so grout lines and unevenness can show through over time.

Every floating floor still needs a reasonably flat base. Ecofloor's SPC installation guidance says levels should not vary by more than 2 to 3 mm over a 2 metre area (Ecofloor Signature SPC catalogue). We explain how we check this in can you install SPC over tiles? and on our flooring over tiles page.

Comfort, warmth and sound

WPC is the softest and quietest underfoot, LVT is quiet but thin, and SPC feels the most solid. All three feel warmer and less echoey than bare tile.

Underlay changes the picture a lot. Our SPC has a built-in underlay and damping layer, and an extra underlay can be added for more comfort as an option in the quote. In apartments, ask about acoustic performance, because the neighbours below will hear hard heels on any hard floor.

Heat, sunlight and stability

SPC is the most dimensionally stable of the three, which is an advantage near large, sunny windows. Softer vinyl formats expand and contract more with temperature changes.

Any floating floor still needs expansion gaps at the walls. Ecofloor specifies at least 2 mm in rooms up to 10 m long and 5 mm for rooms of 10 to 20 m, plus gaps at doorways (Ecofloor Signature SPC catalogue). Blinds or curtains on west-facing glass protect any floor. Our guide to SPC flooring in Dubai heat and sunlight goes deeper.

Water resistance

All three plank types are waterproof because none has a wood fibre core. That is the big advantage over laminate, which manufacturers such as Swiss Krono say is not waterproof (Swiss Krono).

The usual caution applies: these are floors laid over a base, so a burst pipe or flood can still get underneath at the edges. We do not install SPC inside showers or in wet rooms with floor drains. More in is SPC flooring waterproof?

SPC vs LVT vs WPC at a glance

SPC wins on stability, dents and laying over tiles; WPC wins on softness; LVT wins on thinness and flexibility.

Thicker is not always better

A thicker plank is not automatically a better plank. What matters is the core type, the wear layer and how well the floor suits your base. A thick WPC plank can still dent more easily than a thinner SPC plank, because foam compresses and stone does not.

For SPC we offer two thicknesses, 5 mm and 6.5 mm. The thicker option feels a little more solid and bridges small irregularities better, while 5 mm keeps door trimming and transitions to a minimum. We usually recommend one after seeing the floor at the site visit.

What about price?

Prices vary more by brand and wear layer than by format, so compare like for like. For SPC, published Dubai figures range from AED 65 to 125 per m² for supply (Nova Floor) to AED 85 to 160 per m² installed (Grand Art).

Our own typical rate is about AED 80 to 110 per m² including 5% VAT, with skirting and stairs included in the per m² price. Herringbone is AED 100 to 115 per m². Full detail is in our SPC flooring cost guide, or use the cost calculator.

When comparing quotes, check:

  • core type (SPC, WPC or LVT) and total thickness
  • wear layer thickness
  • whether underlay, skirting and stairs are included
  • whether VAT is included
  • warranty length and who provides it

Which one should you choose?

Choose SPC for a whole-home upgrade over tiles, busy family homes and rooms with heavy furniture. Consider WPC if softness is your top priority, and LVT for small, perfectly flat areas.

  • Villa or apartment over existing tiles: SPC.
  • Kids, pets, heavy furniture: SPC. See flooring for pets and kids.
  • Softest feel, flat new subfloor: WPC or LVT.
  • Comparing with laminate as well: read SPC vs laminate.

How BestFloor can help

We install SPC in 5 mm and 6.5 mm, in straight planks, herringbone, chevron and other patterns, usually directly over existing tiles. A one-bedroom apartment typically takes about a day and a 200 m² villa about two to three days. We protect your home, move the furniture and trim the doors, and the floors carry a 20-year limited residential manufacturer warranty from Ecofloor, plus our own 2-year installation warranty.

FAQ

What is the difference between SPC, LVT and WPC?

All three have a vinyl design and wear layer on top. SPC has a rigid stone plastic core, WPC has a thicker foamed core, and LVT is a thinner, flexible vinyl plank that is often glued down. The core decides how hard, stable and comfortable the floor is.

Is SPC better than LVT?

For laying over existing tiles in Dubai, usually yes. SPC is rigid, so it bridges grout lines and small dips that can show through a flexible LVT plank. LVT can be quieter and softer when the subfloor is perfectly flat.

Is WPC or SPC better?

SPC is denser and more dent resistant because its core is mostly limestone with no foaming agents. WPC has a foamed core that feels slightly softer, warmer and quieter but dents more easily under heavy furniture.

Are SPC, LVT and WPC all waterproof?

The planks themselves are waterproof because none of them has a wood fibre core like laminate. They are still floors laid on top of a base, so leaks and standing water at the edges should be dealt with quickly.

Is SPC the same as vinyl flooring?

SPC is one type of vinyl flooring. It is sometimes called rigid core vinyl. When a Dubai supplier says vinyl, ask whether they mean flexible LVT, glue-down sheet vinyl or rigid SPC, because they perform very differently.
