SPC vs Laminate in Dubai: Which Floor Handles Heat, Humidity and Spills?

SPC or laminate for your Dubai home? An honest comparison of water resistance, heat, comfort, noise, price and installation over tiles.

For most Dubai homes, SPC is the safer choice than laminate because SPC planks are waterproof, while laminate has a wood fibre (HDF) core that can swell permanently if water gets into it. Laminate is usually a little cheaper and can still make sense in dry bedrooms on a tight budget. In kitchens, hallways, homes with pets or children, and anywhere you mop often, SPC is the floor built for the job.

Both are popular in Dubai because both can be laid over the existing tiles, both come in convincing wood looks, and both are far faster to install than new tiles or real wood. The difference is in the core of the plank, and that difference matters in a hot, air-conditioned city where floors get mopped a lot.

What is the actual difference between SPC and laminate?

SPC (stone plastic composite) has a rigid core made from limestone powder and PVC. Laminate has a core of high density fibreboard (HDF), which is compressed wood fibre. Both have a printed design layer and a protective top layer, and both click together as a floating floor.

The core decides how each floor reacts to water. Wood fibre absorbs moisture; a stone plastic core does not. Parador, a German flooring manufacturer, explains that with laminate, water can penetrate over the edges into the HDF layer and damage it permanently (Parador laminate FAQ).

Water and spills: the biggest difference

SPC planks are waterproof, so spills, wet mopping and pet accidents do not damage the core. Laminate tolerates a quick wipe, but standing water and water at the joints can make it swell. This is the single most important reason we recommend SPC for Dubai kitchens, hallways and family homes.

Laminate manufacturers are clear about the limits. Swiss Krono states that laminate is basically not suitable for bathrooms, showers, saunas and toilets, and should not be used anywhere water can accumulate or where there is permanently high humidity (Swiss Krono). Even its water-resistant line is described as "not waterproof", and excessive wetting and standing water must be avoided.

A fair note on SPC: the planks are waterproof, but it is still a floating floor. A big leak can run underneath at the edges, so a burst pipe or flooding needs to be dealt with quickly whatever floor you have. We also do not install SPC inside showers or in wet rooms with floor drains.

Heat, sunlight and air conditioning

Both floors are designed for indoor, climate-controlled rooms, and both move slightly with temperature and humidity, which is why both need expansion gaps at the walls. Wood-based laminate also reacts to moisture in the air, while SPC's core does not absorb moisture.

Swiss Krono notes that, like all wood-based products, laminate reacts to moisture and expands or contracts accordingly (Swiss Krono). For SPC, Ecofloor describes its Click floor as extremely stable but still requires expansion gaps at the perimeter, around fixed objects and at doorways: at least 2 mm in residential rooms up to 10 m long, and 5 mm for rooms 10 to 20 m long (Ecofloor Signature SPC catalogue). The same catalogue says it is not recommended for conservatories or unheated areas, so a normal air-conditioned Dubai room is the intended setting.

Practical tips for Dubai light: use curtains or blinds on west-facing floor-to-ceiling windows, and keep the gaps at the walls covered by skirting rather than filled.

Comfort, warmth and noise

Both SPC and laminate feel warmer and softer underfoot than tile. Laminate can feel a touch more like real wood; SPC feels denser and more solid. For sound, the underlay matters more than the plank type.

In apartments, footstep noise matters to you and to the neighbours below. A good acoustic underlay reduces the hollow sound any floating floor can have. Ask what underlay is included in each quote, because it is an easy place to cut cost.

Scratches, dents and wear

Both floors resist everyday wear well when you buy a decent grade. Laminate is graded by AC rating, and SPC by the thickness of its wear layer. Neither can be sanded and refinished like real wood, so a damaged plank is replaced rather than repaired.

Simple habits protect any floor: felt pads under furniture, a mat at the entrance to catch sand, and no dragging of heavy items. If you have dogs, choose a matt, textured finish, which hides fine scratches better than a smooth one.

Price: how much more does SPC cost?

Laminate is usually slightly cheaper per m². One Dubai price guide lists installed laminate at AED 70 to 130 per m² and SPC at AED 85 to 160 per m² (Grand Art price guide). Another Dubai guide benchmarks installed laminate at around AED 65 to 135 per m² as of June 2026 (Bestimate).

For reference, our own villa example: a 4-bedroom villa of 200 to 220 m² typically costs AED 18,000 to 22,000 in SPC depending on the material, including skirting, stairs and 5% VAT. The final quote follows a site visit. Full details are in our SPC flooring cost guide, and you can get a quick range with the cost calculator.

SPC vs laminate at a glance

SPC wins on water, mopping and peace of mind; laminate wins slightly on price and on a softer, more wood-like feel. Here is the full comparison.

Which should you choose?

Choose SPC if the floor will see water, pets, children, frequent mopping, or if it runs through a kitchen. Laminate can be fine for dry bedrooms when budget is the priority. Many owners simply choose one floor for the whole home, because a continuous floor without thresholds looks calmer and makes rooms feel larger.

  • Family villa, pets, open-plan kitchen: SPC.
  • Rental unit you want to keep low maintenance: SPC.
  • Dry bedrooms, tight budget, short horizon: laminate can work.
  • Bathroom inside the shower area: neither. Keep the tiles.

How BestFloor can help

We install SPC in 5 mm and 6.5 mm, in straight planks, herringbone, chevron and other patterns, usually directly over your existing tiles. A one-bedroom apartment typically takes about one day, and a villa of around 200 m² about two to three days. Our floors carry a 20-year limited residential manufacturer warranty from Ecofloor, plus our own 2-year installation warranty.

FAQ

Is SPC better than laminate for Dubai?

For most Dubai homes, yes, mainly because SPC planks are waterproof while laminate has a wood fibre core that can swell if water gets into it. Laminate can still be a good choice for dry bedrooms on a tight budget.

Is laminate flooring waterproof?

Standard laminate is not. Manufacturers such as Swiss Krono say laminate is not suitable for bathrooms, showers or anywhere water can collect. Some water-resistant laminates tolerate spills for a limited time, but they are still not waterproof.

Which is cheaper, SPC or laminate?

Laminate is usually a little cheaper. One Dubai price guide lists laminate at AED 70 to 130 per m² installed and SPC at AED 85 to 160. Compare full quotes, because skirting, stairs and VAT are often priced differently.

Can both be installed over existing tiles?

Yes, both are floating floors that can go over sound, flat tiles. Rigid SPC is more forgiving of small irregularities and grout lines, and it does not mind mopping.

Which one feels better underfoot?

Both feel warmer and softer than tile. Laminate can feel slightly more like wood, while SPC feels denser and more solid. The underlay has a big effect on sound and comfort for both.
