SPC Flooring Cost in Dubai (2026): Prices, What's Included and Real Budgets
What SPC flooring really costs in Dubai in 2026: a 200 to 220 m² villa runs about AED 18,000 to 22,000 incl. VAT, skirting and stairs.
By BestFloor team15 October 2026

A typical 4-bedroom Dubai villa of 200 to 220 m² costs about AED 18,000 to 22,000 with BestFloor, depending on the material, with skirting and stairs included and 5% VAT included. That works out at roughly AED 80 to 110 per m² all in. Across the Dubai market, published SPC prices start around AED 50 per m² for basic supply and fit and go well above AED 150 per m² for premium or patterned floors, so the scope behind a number matters more than the number itself.
This guide explains what drives the price, what our quotes include, how other Dubai suppliers publish their prices, and how to compare quotes without surprises. For a quick range for your own home, try the cost calculator.
What does BestFloor charge for SPC flooring?
Our reference point is a 4-bedroom villa of 200 to 220 m², which typically costs AED 18,000 to 22,000 depending on the material. That price includes the planks, installation, skirting and stairs, plus 5% VAT. The final quote always follows a site visit, because floor condition, stairs layout and the material you pick change the number.
What is in the price per m²:
- SPC planks in 5 mm or 6.5 mm thickness
- Installation, usually over your existing tiles (see flooring over tiles)
- Skirting (white as standard, see our skirtings)
- Stair cladding on internal stairs (see stair cladding)
- 5% VAT
- A 20-year limited residential manufacturer warranty from Ecofloor
- Our own 2-year installation warranty on the workmanship
What can change the number after the site visit: areas that need levelling, loose or hollow tiles that must be fixed first, very complex layouts, or a patterned floor such as herringbone.

What drives the price of SPC flooring?
Five things move the price most: plank thickness, the laying pattern, the size of the job, the condition of the floor underneath, and what is bundled into the quote. Delivery, VAT and skirting are where quotes differ most when you compare them side by side.
- Thickness. We offer 5 mm and 6.5 mm SPC. Thicker planks feel more solid underfoot and cost more.
- Pattern. Straight planks are the most efficient to lay. Herringbone and chevron layouts need more cutting, so they usually cost more. Grand Art's Dubai price guide, for example, puts herringbone and chevron in its top price tier (Grand Art). Browse patterns on our floors page.
- Area. Across the market, larger areas usually get a lower rate per m² than a single room.
- Floor condition. Most tiled floors are ready to go. Dips, loose tiles or very deep grout need preparation first. Read the five checks in our guide on SPC over tiles.
- Scope. Skirting, stairs, profiles at doorways, delivery and VAT. Some suppliers price these separately; we include skirting and stairs in the rate per m².
What other Dubai suppliers publish
Published SPC prices in Dubai range from about AED 50 per m² supplied and installed for a 4 mm basic plank to AED 135 to 180 per m² or more for patterned, thicker floors. Many low headline prices are for material only, with installation, skirting and delivery added later.
These are the figures each company publishes on its own website (checked 15 October 2026). We list them so you can read quotes with context, not to say which supplier is right for you.
| Source | What they publish | What is included |
|---|---|---|
| Luxury Materials | AED 38 per m² material, AED 12 per m² installation, AED 50 per m² together | 4 mm SPC; delivery and carrying charged separately |
| Nova Floor | AED 65 to 125 per m² | Supply only; installation quoted after measurement |
| Grand Art | Material AED 60 to 85 (budget), 90 to 130 (standard/premium), 135 to 180+ (patterned, 6 mm+) per m²; fitting AED 20 to 40 per m²; skirting AED 7 to 12 per linear metre | Material and labour listed separately |
| BestFloor | 200 to 220 m² villa for about AED 18,000 to 22,000, roughly AED 80 to 110 per m² | Planks, installation, skirting, stairs and 5% VAT; final quote after site visit |
The takeaway: a quote at AED 50 per m² and a quote at AED 100 per m² can describe very different jobs. Before comparing, convert every quote into one total that includes the same things.
How SPC compares with laminate, wood and tiles on cost
SPC usually sits between laminate and engineered wood on price, and it is typically cheaper and much faster than re-tiling because nothing is demolished. One Dubai price guide puts SPC at AED 85 to 160 per m² total, laminate at AED 70 to 130, engineered wood at AED 250 to 500 and ceramic tiles at AED 100 to 250 (Grand Art price guide).
| Floor type | Typical installed range in Dubai (AED per m²) | Water resistance | Laid over existing tiles? |
|---|---|---|---|
| SPC | 85 to 160 | Waterproof planks | Yes, in most homes |
| Laminate | 70 to 130 | Sensitive to standing water | Yes, with underlay |
| Engineered wood | 250 to 500 | Sensitive to water | Sometimes, depends on system |
| Ceramic or porcelain tiles | 100 to 250 | Waterproof | Normally replaces the old floor |
Ranges from the Grand Art price guide, material plus labour, published by that company. Your actual quote will depend on scope.

Hidden costs to look for in any flooring quote
The costs that surprise people are usually not the planks. They are levelling, removal of old flooring, skirting, stairs, delivery, building approvals and VAT. Ask every supplier to state each of these clearly.
A short checklist when you compare quotes:
- VAT. Is the price including or excluding 5% VAT? Ours includes it.
- Skirting. Included, or charged per linear metre?
- Stairs. Included, or charged per step? Are landings extra?
- Levelling and repairs. Is there an allowance, or is it "to be confirmed"?
- Removal. Only relevant if your existing floor is carpet, laminate or failing tiles.
- Delivery and access. Parking, lift booking and carrying materials up.
- Approvals. Your building may require an NOC, and we help you with the application. As one example, Wasl lists a 500 AED processing fee plus small additional fees for its "Floor tile fixing" NOC (Wasl NOC FAQ).
- Warranty. Which brand, how many years, residential or commercial, and who handles a claim.
How long does it take, and why does that matter for cost?
A one-bedroom apartment typically takes about one day, and a villa of around 200 m² about two to three days. Short installation time matters because it limits how long you are out of your home, or how long a rental unit sits empty between tenants.
Because SPC is laid over the existing tiles in most homes, there is no demolition phase and no waiting for new screed or tile adhesive to cure. See the full timeline in our guide on how SPC flooring is installed.

How much does it cost to do a 4-bedroom villa?
A typical 4-bedroom villa of 200 to 220 m² costs about AED 18,000 to 22,000 with us, depending on the material you choose. The final quote follows a site visit.
Why are some SPC quotes in Dubai so much cheaper?
Low headline prices often cover material only, a thinner plank, or exclude installation, skirting, stairs, levelling, delivery or VAT. Always compare the full scope and the warranty, not the first number.
Do I need to remove my tiles, and does that cost extra?
In most homes, no. SPC is laid over sound existing tiles, which saves the cost and mess of demolition. If tiles are loose or very uneven, we tell you on the site visit.
