SPC vs Engineered Wood in Dubai: Real Wood Character or Worry-Free Stability?
Engineered wood or SPC for a Dubai villa? Compare look, feel, humidity limits, water, cost and installation over tiles before you decide.
By BestFloor team15 October 2026

Engineered wood gives you real wood character; SPC gives you a convincing wood look that is waterproof, stable in humidity, easier to look after and usually far cheaper. In a well run, always air-conditioned Dubai villa, engineered wood can be beautiful for decades. In a busy family home, a rental, or a house that sits closed over summer, SPC is the safer and more practical choice.
Both floors are popular upgrades in Dubai, and both can transform a villa. The difference lies in what each one asks of you after installation.
What is engineered wood and what is SPC?
Engineered wood has a real hardwood top layer bonded to a plywood or softwood base. SPC is a rigid plank with a limestone and PVC core, a printed wood design and a clear wear layer.
The real wood top layer is what gives engineered flooring its warmth, natural variation and the option to sand and refinish it. SPC's core, which Floor Daily describes as up to 75% limestone with no foaming agents (Floor Daily), is what makes it dense, waterproof and stable.
Look and feel
Engineered wood wins on authenticity: every plank is unique, and it feels like wood underfoot because it is wood. Modern SPC is very convincing from standing height, with embossed grain and matt finishes, but the pattern can repeat and it feels denser and cooler to bare feet than real wood.
If the floor itself is the centrepiece, for example in a formal reception room, real wood has a character that no print fully matches. For most living areas, bedrooms and stairs, good SPC achieves the look most owners want.

Humidity: the deciding factor in Dubai
Engineered wood moves with humidity, and manufacturers set strict limits. SPC's core does not absorb moisture, so humidity swings are not a concern.
West Wood's installation guide requires relative humidity between 35% and 55% at all times, otherwise the warranty is void (West Wood). Outdoors, Dubai's average annual humidity is about 59%, peaking around 65% in January and February (Dubai Government Media Office). Indoors, air conditioning dries the air, but humidity rises whenever the AC is off or doors are left open.
In practice, engineered wood works best in homes where:
- the AC runs year round, including when you travel
- you are happy to monitor humidity, ideally with a simple hygrometer
- the floor is away from kitchens, laundries and pool doors
SPC does not need any of that. Our guide to SPC in Dubai heat and sunlight explains the few precautions it does need.
Water and spills
SPC planks are waterproof; engineered wood is not. Spills on real wood should be wiped quickly, and standing water or pet accidents can stain, swell or lift the boards. That makes SPC the more relaxed choice for kitchens, hallways and homes with children or pets. More in is SPC flooring waterproof?
Scratches, dents and refinishing
Real wood scratches and dents more easily, but a thick enough top layer can be sanded and refinished. SPC resists everyday wear better, but cannot be refinished.
With engineered wood, small marks become part of the patina, and a full sanding can renew the surface. How many times depends on the thickness of the top layer, so check the specification. With SPC, a badly damaged plank is replaced rather than repaired, which is easy with a click floor if you keep a few spare planks.
Cost: the biggest gap
Engineered wood typically costs several times more than SPC. One Dubai price guide lists engineered wood at AED 250 to 500 per m² installed, against AED 85 to 160 for SPC (Grand Art).
For a 200 m² villa, that published range works out to roughly AED 50,000 to 100,000 for engineered wood. Our own example for SPC: a 4-bedroom villa of 200 to 220 m² typically costs AED 18,000 to 22,000 depending on the material, including skirting, stairs and 5% VAT. The final quote follows a site visit. See the SPC flooring cost guide or the cost calculator.
Installation and disruption
SPC is designed to float over existing tiles and goes in quickly. Engineered wood can sometimes float over tiles, but many products must be glued and need longer acclimatisation.
We typically install SPC in about one day for a one-bedroom apartment and two to three days for a villa of around 200 m², directly over the tiles, with no demolition. Engineered wood installation depends on the product and base, and humidity checks before and after are essential. See SPC flooring over tiles for how we check a tiled floor.

SPC vs engineered wood at a glance
Engineered wood wins on authenticity and refinishing; SPC wins on water, humidity, care, speed and price.
| SPC | Engineered wood | |
|---|---|---|
| Top layer | Printed design plus wear layer | Real hardwood |
| Look | Very realistic wood print | Authentic, every plank unique |
| Feel underfoot | Dense, solid | Warm, natural |
| Water | Waterproof planks | Sensitive, wipe spills fast |
| Humidity | Core does not absorb moisture | 35% to 55% RH required (West Wood) |
| Scratches | Resists everyday wear well | Marks more easily |
| Refinishing | No, replace planks | Yes, if top layer is thick enough |
| Over existing tiles | Yes, designed for it | Depends on product |
| Installed price, one Dubai guide | AED 85 to 160 per m² | AED 250 to 500 per m² |

FAQ
Is SPC better than engineered wood?
It depends on your priorities. Engineered wood is real wood with natural character and can often be refinished. SPC is waterproof, more stable in changing humidity, easier to look after and usually much cheaper. For most busy Dubai family homes, SPC is the more practical choice.
Is engineered wood suitable for Dubai's climate?
It can be, in a well air-conditioned home with stable humidity. One manufacturer, West Wood, requires relative humidity between 35% and 55% at all times or the warranty is void. Homes left closed over summer or with big humidity swings are a risk.
How much does engineered wood cost in Dubai compared with SPC?
One Dubai price guide lists engineered wood at AED 250 to 500 per m² installed and SPC at AED 85 to 160. BestFloor's typical SPC rate is about AED 80 to 110 per m² including 5% VAT.
Can engineered wood go over tiles?
Some engineered floors can be floated over flat tiles, others must be glued. SPC is designed to float over existing tiles and is more forgiving of small irregularities.
Does SPC look like real wood?
Good SPC has a realistic printed grain and an embossed texture, and from standing height many visitors cannot tell the difference. Up close and barefoot, real wood still feels different.
Which lasts longer, SPC or engineered wood?
Engineered wood with a thick enough top layer can be sanded and refinished, which can extend its life. SPC cannot be refinished, but individual planks can be replaced and it does not suffer from water or humidity damage.
