Can You Install SPC Flooring Over Tiles? 5 Checks Before You Start

Yes, SPC can go straight over most Dubai tiles. The five checks we do first: flatness, loose tiles, grout, moisture and door clearance.

Yes. In most Dubai homes, SPC flooring can be installed straight over the existing tiles, with no demolition and no dust from breaking out tiles. It works when the tiles are firmly bonded, flat within the manufacturer's tolerance, dry, and when there is enough clearance under doors. We check those five things on every site visit before we confirm a job.

Almost every apartment and villa in Dubai is handed over with tiles. Many owners want the warmth and look of wood without weeks of noisy work, which is exactly where a rigid SPC plank laid over the tiles makes sense. Below is the checklist we use, written so you can do a first check yourself before you even message us.

Why SPC works so well over tiles

SPC has a rigid stone plastic composite core, so it bridges small joints and minor unevenness instead of copying them like a thin, flexible vinyl would. It clicks together and floats on top of the tiles. Nothing is glued, so the original floor stays intact underneath.

That has three practical benefits in Dubai:

  • No breaking out tiles. No jackhammers, no debris to carry through the building, no skip.
  • Speed. A one-bedroom apartment typically takes about one day. A villa of around 200 m² takes about two to three days.
  • Waterproof planks. The planks themselves are waterproof, so mopping and everyday spills in kitchens and hallways are not a problem.

Check 1: Is the tiled floor flat enough?

The floor has to be flat within the manufacturer's tolerance. For the Ecofloor Click range, levels should not vary by more than 2 to 3 mm over a 2 metre area; if they do, preparation work is needed first (Ecofloor Signature SPC catalogue).

How to check it yourself: lay a long straight edge, like a 2 m aluminium level, across the floor in a few directions. If you can slide a coin under it in the middle, that spot is worth pointing out to us. Older villas and hand-laid tiles are more likely to have dips near walls and doorways.

What we do if it is not flat enough: we level the low spots before laying. This is usually limited to a few areas, not the whole floor.

Check 2: Are any tiles loose or hollow?

A floating floor needs a stable base, so any tile that rocks, sounds hollow when tapped, or is cracked through needs attention first. A loose tile under SPC can move and create a soft spot or a click you hear every time you step on it.

How to check: walk the floor and tap suspicious tiles with the handle of a screwdriver. A hollow tile sounds clearly different from its neighbours. Cracks running across several tiles can point to movement in the screed below.

What we do: single loose tiles are fixed or filled. If large areas sound hollow, we will tell you honestly that the tiles should come out first. In that case laying over them would be a shortcut, not a solution.

Check 3: How wide and deep are the grout lines?

Normal grout lines are not a problem for a rigid SPC plank. Very wide or deep joints, and chipped tile corners, get filled before installation so nothing can show through or flex. This is one of the main differences between rigid SPC and thinner glue-down vinyl, which tends to show every joint underneath.

How to check: look at the joints between tiles. If the grout sits well below the tile surface or the joints are unusually wide, mention it when you send photos.

Check 4: Is there any moisture coming from below?

SPC planks are waterproof from above, but no floating floor should be laid over a slab that is damp or over an active leak. Tiles can hide problems, such as a slow leak near a kitchen sink or a toilet, that you only discover when you lift something up.

How to check: look for dark grout, musty smells, swollen skirting or water stains near wet areas, especially along walls shared with bathrooms or kitchens. If you have had a leak in the past, tell us where.

What we do: we check suspicious areas on the site visit. A leak always gets fixed by the right trade before any flooring goes down.

Check 5: Will doors, wardrobes and thresholds still clear?

Laying over tiles raises the floor by roughly the plank thickness, which is 5 mm or 6.5 mm in our range, so every door and fixed fitting has to be measured before installation day. This is the check homeowners most often forget.

Things we measure:

  • The gap under each internal door
  • Sliding wardrobe tracks and built-in units
  • The step to the balcony and any change in level to bathrooms
  • Kitchen appliances that slide under worktops, such as dishwashers

Doors can usually be trimmed. At bathrooms and balconies we finish with a neat transition profile. The manufacturer also requires a small expansion gap at walls, around fixed objects and at doorways; for Ecofloor Click it is at least 2 mm in residential rooms up to 10 m long and 5 mm for rooms 10 to 20 m long (Ecofloor Signature SPC catalogue). That gap is hidden by the skirting, which we include in our price per m². You can see the profiles on our skirtings page.

Laying over tiles vs taking the tiles out

For most homes, laying over sound tiles is faster, cleaner and cheaper than breaking them out, because you skip demolition, disposal and new screed. Removal still makes sense when tiles are failing or when the extra height is genuinely a problem.

Do you need permission in Dubai?

Usually yes. Tenants need the landlord's permission, and many buildings require a no objection certificate (NOC) from building management before flooring work starts. Dubai's tenancy law says a tenant may not make changes to the property without the landlord's permission and the necessary licences, as explained in this Khaleej Times legal column.

Rules vary by building and developer. As one example, the landlord Wasl lists a specific "Floor tile fixing" NOC with a 500 AED processing fee plus small additional fees, issued within up to 5 working days for residential requests (Wasl NOC FAQ). Ask your building management what they need. We help you with the NOC application and provide the contractor documents the building asks for.

What happens on the site visit

We check the five points above, measure every room and door, look at the stairs if you have them, bring samples so you can choose in your own light, and then give you a final quote. Prices include 5% VAT, and skirting is included in the price per m².

Before the visit, you can speed things up by sending us on WhatsApp:

  1. A few photos of the floor in daylight, including doorways
  2. Your approximate floor area, or the floor plan from your listing or handover pack
  3. Whether you have stairs you would like clad as well (see stair cladding)

For a first price range, use our cost calculator. For a deeper look at the method itself, read our page on flooring over tiles, or browse the planks on our floors page, including herringbone, chevron and other patterns in 5 mm and 6.5 mm.

Send us photos of your tiles on WhatsApp and we will tell you whether your floor is ready for SPC.

FAQ

Can SPC flooring be installed directly over ceramic or porcelain tiles?

Yes, in most Dubai apartments and villas. The tiles need to be firmly bonded, reasonably flat and dry. Click SPC floats on top, so the tiles stay in place underneath and nothing is broken out.

Will the grout lines show through the new floor?

Not with a rigid SPC plank on a normal grout line. Rigid core boards bridge small joints. Very wide or deep grout lines, or chipped tile edges, get filled before we lay the floor.

How much higher will my floor be?

Roughly the thickness of the plank, which is 5 mm or 6.5 mm in our range. We measure every door, wardrobe and threshold before installation and tell you upfront if anything needs trimming.

Can SPC go over the tiles in a bathroom?

We do not install SPC inside showers or in wet rooms with floor drains. Kitchens, hallways, living rooms and bedrooms are the right places for it.

Can the floor be removed later?

Yes. A floating click floor is not glued to the tiles, so it can be lifted later. This is one reason it suits landlords and long-term tenants who have written approval.

BestFloor installs SPC flooring across the UAE, mainly in Dubai and also in Abu Dhabi. Our floors carry a 20-year limited residential manufacturer warranty from Ecofloor, plus our own 2-year installation warranty. Follow new installs on Instagram at @bestfloor.ae.
