Best Flooring for Rental Property and Holiday Homes in Dubai: A Landlord's Guide
Which floor survives tenants and guests, looks good in listing photos and goes in between lets? A practical guide for Dubai landlords and hosts.
By BestFloor team15 October 2026

For most Dubai rental apartments and villas, SPC is the most practical floor: waterproof planks, a neutral wood look that photographs well, good resistance to everyday wear, and installation over the existing tiles in about a day for a one-bedroom. That keeps vacancy short and avoids demolition. The honest exception is the luxury segment, where many agents still favour stone or premium tile.
Landlords and holiday home hosts look at floors differently from owner-occupiers. The question is not only what looks best, but what survives tenants and guests, cleans easily, and goes in fast between lets.
What a rental floor needs to do
A good rental floor is durable, waterproof, neutral, easy to clean and quick to install. Each of those saves money over the life of a tenancy.
- Durable: resists scratches from furniture, suitcases and moving day.
- Waterproof: survives spills, mopping by cleaners and the odd leak.
- Neutral: appeals to the widest range of tenants and buyers.
- Easy to clean: cleaners can mop it without special products.
- Fast to install: every day of work is a day without rent.
Property Finder's renovation advice for Dubai owners is to "keep it clean, neutral, and fresh", and for short-term rentals it suggests to "consider materials like scratch-resistant flooring" (Property Finder).
Does new flooring help you rent or sell?
Flooring is one of the upgrades agents mention most, but the right material depends on the segment. Betterhomes lists flooring among the key upgrades for rental value, and is also clear that in the luxury segment it recommends avoiding vinyl or laminate in favour of tile and stone (Betterhomes).
In practice that means:
- Mid-market apartments and villas: a good wood-look SPC replaces dated beige tiles and makes the property feel newer in photos and viewings.
- Prime and luxury homes: stone, large porcelain or real wood may suit buyer expectations better.

Comparing floors for rentals
SPC wins on the combination of waterproofing, speed and cost; porcelain wins on sheer durability; laminate is cheapest but riskiest.
| SPC | Porcelain | Laminate | Engineered wood | |
|---|---|---|---|---|
| Spills and mopping | Waterproof planks | Waterproof | Not waterproof | Sensitive |
| Scratch resistance | Good | Very good | Good to fair | Low |
| Over existing tiles | Usually yes | Needs tiling work | Usually yes | Sometimes |
| Downtime (1-bed) | About 1 day with us | Several days | Similar to SPC | Longer |
| Installed price, one Dubai guide (AED/m²) | 85 to 160 | Ceramic 100 to 250 | 70 to 130 | 250 to 500 |
| Luxury segment fit | Mixed | Good | Avoid | Good |

Why waterproof matters more in rentals
Tenants and guests are less careful than owners, and cleaners tend to use plenty of water. A floor that tolerates wet mopping and spills avoids a familiar end-of-tenancy problem: swollen laminate near the kitchen or bathroom door.
Laminate makers say it plainly. Swiss Krono notes that laminate is not suitable for bathrooms and that its water-resistant range is "not waterproof" (Swiss Krono). SPC planks are waterproof, though we still keep tiles inside showers and in wet rooms with drains. See is SPC flooring waterproof?
Permissions: landlords, tenants and holiday homes
Changing floors usually needs building permission, and tenants always need the landlord's consent. Khaleej Times explains that tenants need the landlord's permission and the necessary approval from the competent authorities before making changes to a rented property (Khaleej Times).
Building rules vary. As one example, Wasl lists "floor tile fixing" among the works that need an NOC in its communities, with a processing fee of AED 500 plus small additional charges (Wasl). We help you with the NOC application, and our guide to NOCs for flooring in Dubai explains what to check.
For holiday homes, Dubai's rules say the unit must meet the technical specifications set out for its holiday home classification (Administrative Resolution No. 1 of 2020). New flooring does not change that, but plan works around your permit and booking calendar.
Minimising vacancy: timing the work
The best time to replace rental floors is the gap between tenants, after the old tenant moves out and before photos are taken. With SPC over existing tiles, the work itself is short:
- One-bedroom apartment: about one day with BestFloor.
- Villa of around 200 m²: about two to three days.
Apply for any building NOC as soon as you know the move-out date, book the installation for the first days of vacancy, and schedule listing photos for the day after. Our installation process guide shows what happens each day.

A simple landlord checklist
Before you book the work, run through these points so the new floor helps the next let instead of delaying it.
- Confirm the move-out date and check the building's rules for renovation works.
- Apply for any NOC early and ask the building which hours work is allowed.
- Choose one neutral floor for the whole unit; mixing floors looks dated in photos.
- Keep tiles in showers and wet rooms with drains.
- Ask the installer whether skirting, stairs and VAT are included in the price.
- Keep the warranty paperwork and the product name with the property file, so a damaged plank can be matched later.
- Book listing photos for the day after installation.
Choosing a colour and finish for rentals
Choose a neutral light or mid oak with a matt finish. It suits almost any tenant's furniture, makes rooms look larger in photos and hides dust and fine scratches. Avoid very dark or very glossy floors, which show every footprint. Our floor colour guide has more detail.
What it costs
Our typical rate is about AED 80 to 110 per m² including 5% VAT, with skirting and stairs included in the per m² price. Herringbone is AED 100 to 115 per m², though for rentals straight planks are usually the sensible choice. A 4-bedroom villa of 200 to 220 m² typically costs AED 18,000 to 22,000 depending on the material. The final quote follows a site visit. See the SPC cost guide or run your numbers in the cost calculator.

FAQ
What is the best flooring for a rental property in Dubai?
For most mid-market apartments and villas, SPC is the most practical choice: waterproof planks, good scratch resistance, a neutral wood look and installation over existing tiles in about a day for a one-bedroom. In the luxury segment, many agents still prefer stone or high-end tile.
What flooring is best for an Airbnb or holiday home?
A durable, easy-to-clean, scratch-resistant floor in a neutral colour. Property Finder suggests scratch-resistant flooring for short-term rentals. SPC fits that brief and can be installed quickly between bookings.
How long does it take to replace flooring between tenants?
With SPC over existing tiles, BestFloor typically needs about one day for a one-bedroom apartment and two to three days for a villa of around 200 m². Building permissions may add time, so apply early.
Can a tenant change the flooring in a Dubai rental?
Not without the landlord's written permission, and often building or developer approval too. Changing floors is a modification to the property, so tenants should agree it in writing first.
Is laminate a good choice for rentals?
It is cheap, but laminate is not waterproof and can swell where water reaches the joints. Rentals see more spills and less careful cleaning, so a waterproof floor usually costs less over time.
Which floor colour is best for a rental?
A neutral light or mid oak. It suits most furniture, photographs well, hides everyday dust better than very dark floors, and appeals to the widest range of tenants.
