How to Cover Ugly Floor Tiles Without Removing Them: 6 Options Compared
Tired of beige tiles? Six ways to cover floor tiles without removing them, from regrouting to SPC, compared on look, durability and time.

You can cover tiles without removing them in six main ways: deep cleaning and regrouting, tile paint, an epoxy coating, peel-and-stick vinyl, large rugs, or a rigid click floor such as SPC laid on top. The first options are quick refreshes. If you want the tiles gone from sight for good, with a warm wood look and no demolition, a click SPC floor over the existing tiles is the most complete solution.
Plain beige or glossy tiles are the default finish in a huge number of Dubai apartments and villas. They are practical, but many people find them cold, dated, or simply not their style. Breaking them out means noise, dust, debris and building approvals for heavy work. Here is an honest look at what each alternative can and cannot do.

Option 1: Deep clean and regrout
If your main problem is dirty, stained grout rather than the tiles themselves, a professional deep clean and regrouting can make a surprising difference for little money. It does not change the colour or style of the floor, but it can take years off it.
Good for: tenants on a short lease, owners preparing photos for a listing, floors where the tiles are fine but the joints are dark.
Limits: beige stays beige. If you dislike the tile itself, this will not solve it.
Option 2: Tile paint
Floor tile paint changes the colour, but floors take far more wear than walls, and paint wears first in the busiest walking paths. Preparation, primer and a protective topcoat decide how long it lasts.
Good for: small, low-traffic areas such as a guest bathroom floor or a storage room.
Limits: chairs, sand from outside and daily mopping are hard on any painted surface. Most people treat it as a temporary refresh. It also does not change the cold, hard feel of tile underfoot.
Option 3: Epoxy or resin coating
An epoxy or resin coating creates a continuous, seamless surface over the tiles, popular for a modern, industrial or concrete look. It needs careful surface preparation and skilled application, and the tile joints can still show through if they are not filled first.
Good for: people who want a concrete-style, minimal look, or garages and utility areas.
Limits: it is a specialist job with curing time, it is difficult to undo, and it will not give you a wood look. Work involving strong-smelling products may also be restricted in some buildings.
Option 4: Peel-and-stick vinyl tiles or planks
Self-adhesive vinyl is cheap and DIY friendly, but it is thin and flexible, so grout lines and uneven tiles often show through, and edges can lift over time. Dubai's heat near windows and frequent mopping are not kind to adhesive edges.
Good for: a quick fix in a small area, such as a laundry corner or a rental you are leaving soon.
Limits: on a whole home it rarely looks premium. It is also messy to remove if the adhesive bonds strongly to the tiles.
Option 5: Large rugs
A large, well-chosen rug is the fastest and fully reversible way to hide most of a tiled floor in a living room or bedroom. It also adds softness and absorbs sound.
Good for: renters, anyone without approval for flooring work, and as a finishing layer on any floor.
Limits: corridors, kitchens and the edges of rooms stay tiled. Rugs collect sand and dust and need regular cleaning.
Option 6: SPC click flooring laid over the tiles
SPC is a rigid, waterproof plank that clicks together and floats on top of the existing tiles, so the old floor disappears completely without being broken out. It gives you a realistic wood look in straight planks, herringbone or other patterns, finished with skirting.
Good for: owners who want a permanent change across the whole home, landlords between tenants, and anyone who wants the look of wood without the weeks and mess of re-tiling.
What to check first: the tiles must be firmly bonded, flat within the manufacturer's tolerance, dry, and there must be enough clearance under doors. For the Ecofloor Click range, the floor should not vary by more than 2 to 3 mm over 2 metres before installation (Ecofloor Signature SPC catalogue). We go through all five checks in detail in Can you install SPC flooring over tiles?
Time: a one-bedroom apartment typically takes about one day, and a villa of around 200 m² about two to three days. Our planks come in 5 mm and 6.5 mm and carry a 20-year limited residential manufacturer warranty from Ecofloor, plus our own 2-year installation warranty.

All six options side by side
If you only need a refresh, cleaning, rugs or paint will do. If you want the tiles gone for good with a wood look, SPC is the option built for that job. The table compares the options on what matters most day to day.
| Option | Changes the look completely? | Durability on a busy floor | Feels warmer than tile? | Reversible? | Typical time |
|---|---|---|---|---|---|
| Deep clean and regrout | No | Same as the tiles | No | Not needed | A day or less for most homes |
| Tile paint | Colour only | Low to medium | No | Hard | Days, including drying |
| Epoxy or resin coating | Yes, concrete look | Medium to high | No | Hard | Several days, including curing |
| Peel-and-stick vinyl | Yes | Low to medium | Slightly | Messy | Depends on DIY speed |
| Large rugs | Partly | Medium | Yes | Fully | Same day |
| SPC over tiles | Yes, wood or stone look | High | Yes | Yes, floating floor | About 1 day for a 1-bed, 2 to 3 days for a ~200 m² villa |
What about simply re-tiling?
Replacing the tiles gives you a brand new floor at the original height, but it means demolition, debris, more time and usually stricter building rules on noisy work. It is the right choice when the existing tiles are loose, hollow or badly uneven. When the tiles are sound, laying over them avoids all of that.
Renting? What you are allowed to do
Tenants in Dubai need the landlord's permission before changing anything in the property, and building management may need to issue a no objection certificate (NOC) as well. Dubai's tenancy law says a tenant may not make changes without the landlord's permission and the necessary licences (Khaleej Times legal column).
In practice:
- Rugs and deep cleaning need no approval.
- For a click floor, get written approval from the landlord by email or WhatsApp, and agree who keeps the floor at the end of the lease.
- Check your building's NOC process; we help with the application. Wasl, for example, has a specific "Floor tile fixing" NOC (Wasl NOC FAQ).
- Photograph the original tiles before work starts.
Because a floating SPC floor is not glued down, it can be lifted again if the landlord wants the original tiles back.
How to decide in five minutes
Ask yourself three questions: do I dislike the tiles or only the dirt, how long will I live here, and do I have permission for flooring work? The answers point you to the right option.
- Only the grout bothers you: deep clean and regrout.
- Short stay or no permission: rugs, possibly paint in a small area.
- You want a concrete look: epoxy, by a specialist.
- You want wood, permanently, without demolition: SPC over the tiles.

If you also have tiled stairs, they can be clad to match: see stair cladding. More on the method itself is on our flooring over tiles page.

FAQ
What is the best way to cover floor tiles without removing them?
For a permanent change of look across a whole home, a rigid click floor such as SPC is the most complete option. It is laid over sound tiles, needs no demolition and gives you a wood look. For a small budget or a short stay, a deep clean, regrouting and rugs can already change a lot.
Is tile paint a good idea for floors?
It can work on low-traffic floors if the preparation is done properly, but floor paint wears fastest exactly where you walk most. Many people see it as a short-term refresh rather than a long-term floor.
Can renters in Dubai cover their tiles?
Only with the landlord's permission. Rugs need no approval, but any flooring work needs written consent from the landlord and often an NOC from building management. A floating click floor can be lifted again later.
Will a new floor over tiles look cheap?
Not if the product and the details are right: a realistic wood plank, neat skirting, clean transitions at doors and no visible gaps. Look at real installs before you decide.
How long does it take to cover the tiles in a whole apartment?
With SPC, a one-bedroom apartment typically takes about one day and a villa of around 200 m² about two to three days.
